This is not a hotel but a regular apartment in a residential building. Guests are required to respect the privacy and peace of the neighbors. Do not disturb the neighbors or ring their doorbells under any circumstances. Furthermore, no personal belongings, trash, or any items may be left in the building’s hallways, common areas, or outside the property.

 By confirming your booking, you agree to comply with the following house rules. Violations of these rules may result in additional charges or the termination of your stay without a refund. Guest and Visitor Policy All guests must be present at the time of check-in. No unregistered guests or visitors are allowed on the property. 
Check-In and Check-Out Check-in time: 15.00. Early check-in may be possible but must be confirmed in advance by the host via Airbnb messaging. Check-out time: 11:00. Late check-outs are not permitted unless pre-approved. Unauthorized late check-outs may incur additional fees to accommodate the cleaning schedule. No Smoking or Vaping Smoking or vaping is strictly prohibited inside the property, on the balcony, or in common areas. Violation fee: 500 € + cleaning fees.

 Doors and Windows During Winter From November to April, doors and windows must not be left open. Heat can escape, causing increased energy consumption and, in extreme cases, damage to the property. Guests will be held liable for any resulting damages. 

No Early or Late Luggage Storage Luggage is not permitted to be brought into the property before the check-in time or left in the property after check-out under any circumstances. If you need luggage storage services, the host will be happy to recommend nearby options. Noise Monitor The property is equipped with a noise monitor to ensure a peaceful environment for all guests. This device does not record audio but helps us maintain the comfort of all guests and neighbors. The quiet hours are at 22.00-7.00. Pet Policy Two pets (dog or cat) is allowed with prior authorization and a pet fee of 50 €, payable on the booking date. Unauthorized pets will result in a 250 € penalty per pet. Minors Minors must be supervised at all times and are not permitted to stay unattended in the property, including the yard or common areas. Parking Policy Parking is only allowed in the designated area specified by the host. Guests are responsible for ensuring their vehicle is parked in the correct location. Parking is at your own risk. The host is not liable for any fines or penalties incurred for incorrect parking. 
Cleanliness Expectations If the property is left in an excessively messy state, a fee of 45€ per additional cleaning hour will apply. Accidents and Liability The host is not responsible for any accidents, injuries, or illnesses that may occur during your stay. Guests are advised to take precautions for their own safety. 
Energy Conservation Please turn off the appliances and lights when leaving the property. Maintenance Access In the event of a maintenance issue, staff may need to access the property. We will always provide advance notice and request a prompt response. Sleeping Arrangements By making this reservation, you accept the size and sleeping arrangements of the property as described in the listing. Sauna Instructions Guests must adhere to the sauna usage guidelines provided. Failure to follow these instructions may result in damage or cleaning fees. Key Policy (AirTag) Our keys are attached with an Apple AirTag for security purposes. This AirTag is used solely to locate keys in case they are lost. No one will track your location. ou may remove the AirTag during your stay, but if the keys are lost, you will be fully responsible for the cost of replacing the locks. Immediate Communication
 Guests are responsible for contacting the host immediately if any issues arise during their stay. Prompt communication allows us to address concerns effectively and avoid further complications. Additional Fees Smoking: 500 € + cleaning fees. Unauthorized pets: 250 € + cleaning fees. Emergency door opening (e.g., key left inside): - Between 08:00 and 20:00: 50 €. - Between 20:00 and 08:00: 100 €. Thank you for your cooperation. Everything you need is in the apartment. The apartment is only accessible to you and your companion. There is a private parking spot, only for your access. Our two-room apartment provides ample space for you to relax and recharge. The living area offers a comfortable sofa, perfect for cozying up with a hot cup of cocoa during the Arctic winter. The fully equipped kitchen allows you to prepare your own meals, providing convenience and flexibility during your stay.
